Mission Ready. Vegas Real Estate.

21 years in the Air Force taught me discipline, precision, and how to get the mission done. Whether you're buying a home or acquiring an industrial building, I bring the same standard to every deal.

The Standard

Every closing matters. Every client gets my full attention — no exceptions, no shortcuts.

Choose your objective

Two sides of the Las Vegas market. Pick the one that fits your mission — or explore both.

Know the Ground

The valley, zone by zone

Las Vegas is one metro that behaves like a dozen different markets. Drag the map or pick a zone — I'll tell you what actually matters there before you spend a Saturday touring the wrong side of town.

Mapping the valley…
Master-planned · West valley

Summerlin

89135 · 89138 · 89144

The valley's flagship master-planned community, built right up against Red Rock Canyon on the west edge. Trail networks, village parks, golf, and Downtown Summerlin all sit inside it.

  • Highest price band in the valley — plan financing early
  • Strong resale demand; well-kept homes move fast here
  • Best fit for buyers who want trails and open space at the door
Explore Summerlin homes
Newer build · Northwest valley

Centennial Hills

89131 · 89149 · 89143

The northwest growth edge, and where my office sits. A lot of the valley's newer single-family inventory is up here, on bigger lots than you'll find closer in.

  • My office is here — 7501 N Tule Springs Rd, Suite #170
  • Newer construction means fewer deferred-maintenance surprises
  • Common landing spot for families commuting to Creech AFB
Explore Centennial Hills
Attainable · North valley

North Las Vegas & Aliante

89084 · 89081 · 89031

Its own incorporated city, not a district of Las Vegas. Aliante anchors the north end as a master-planned community, and the surrounding area holds some of the most attainable entry points in the valley.

  • Frequently the strongest match for a VA no-down-payment purchase
  • Shortest commute to Nellis AFB of any master-planned area
  • Newer inventory at a lower entry price than the west side
See what a VA loan buys here
Installation · Northeast valley

Nellis AFB

Gate access · Las Vegas Blvd North

Nellis sits in the northeast valley. If you're PCS'ing in, the practical question isn't "how close can I get" — it's which direction you want to be driving at 0630.

  • I served 21 years in the Air Force — I've done this move myself
  • Ask me about BAH vs. mortgage math before you tour anything
  • North Las Vegas and the northeast valley are the usual short-commute picks

Urban core · Central

Downtown & Arts District

89101 · 89104 · 89106

The historic core and the Arts District south of it. Older bones, ongoing redevelopment, and the widest spread between a good buy and a bad one anywhere in the valley.

  • Condition and permit history matter more here than anywhere else
  • Mix of mid-century single-family, lofts, and small multifamily
  • Walkable in a way most of the valley genuinely is not
Talk through a downtown buy
High-rise · The Strip

Resort Corridor

89109 · 89158 · 89169

High-rise condos and second homes along and behind the Strip. This is an investor and pied-à-terre market, and it trades on different logic than the rest of the valley.

  • HOA dues and rental rules decide the deal — read them before you offer
  • Financing a high-rise condo is its own process; start it early
  • Demand is tied to tourism cycles, not local job growth
Run the investment numbers
Established · West-central

Spring Valley

89117 · 89147 · 89146

Established west-central neighborhoods sitting between Summerlin and the Strip. Mature landscaping, larger lots than newer builds, and a genuinely central location.

  • Central position keeps commutes short in most directions
  • Mostly 1980s–2000s construction — get the roof and HVAC inspected
  • More house per dollar than Summerlin, minutes away
Explore Spring Valley
Fastest growth · Southwest

Southwest & Enterprise

89178 · 89148 · 89113

The valley's fastest-expanding quadrant, filling in along the 215 Beltway. Heavy new construction, which means builder incentives are often on the table.

  • Builder incentives can beat resale — I'll compare both for you
  • Bring your own representation to a builder's sales office
  • Beltway access makes the airport and the Strip an easy run
New build vs. resale — compare
Master-planned · Southeast

Henderson & Green Valley

89052 · 89012 · 89014

A separate city on the southeast side, and consistently one of the valley's most in-demand addresses. Green Valley and the newer master-plans behind it drive most of the activity.

  • Deep master-planned inventory across several price bands
  • Its own city services and municipal government, not Las Vegas
  • Competitive — be pre-approved before you tour
Explore Henderson homes
Elevated · South valley

Anthem & Seven Hills

89052 · 89044

Built up the McCullough foothills on the south rim of the valley. Elevation buys you the valley view, and the guard-gated and golf communities up here trade on it.

  • Hillside lots — grading and drainage belong in your inspection
  • Guard-gated options with the valley's best view lines
  • Longer commute north; worth driving it at rush hour first
Explore Anthem & Seven Hills
Creech AFB sits about 45 miles northwest, in Indian Springs — well off this map. Most assigned personnel live in the northwest valley and commute out on US-95, so the housing question is really a Centennial Hills question. Assigned to Creech? Let's talk.

How I Operate

Real estate, run like an operation

01

Reconnaissance before commitment

Every property gets the same due diligence treatment — comps, permits, zoning, and market timing reviewed before you ever write an offer or sign a listing agreement.

02

Direct, no-fluff communication

You get straight answers on pricing, timelines, and risk — not sales pressure. Military leadership means telling people what they need to hear, not what's easy to say.

03

One point of contact, start to finish

From first showing or listing walkthrough to the closing table, you work directly with me — not a rotating cast of assistants and transaction coordinators.

The Agent

From flight lines to front doors

I served 21 years in the U.S. Air Force, reaching the rank of E-7, including a deployment as an Afghan Air Advisor and deep ties to the Combat Search and Rescue community. That career built the habits I bring to every transaction today: mission planning, risk management, and a refusal to leave details to chance.

Now licensed in Nevada, I work both sides of the Las Vegas market — helping veterans and military families find homes with VA financing, and helping investors and business owners source, underwrite, and close industrial and office properties across the valley.
